Green Building Rating Systems
Introduction to Green Building Index
The GBI rating
system is an environmental rating tool for buildings, which the tool is
developed by Pertubuhan Akitek Malaysia (PAM) and the Association of
Consulting Engineers Malaysia (ACEM). It is a profession driven initiative
to lead the Malaysian property sector towards becoming more environmentally
friendly. The GBI is structured specifically for the Malaysian tropical
weather, environmental and developmental context, cultural and social needs.
GBI is intended
to promote sustainability in the built environment and raise awareness
amongst Developers, Architects, Engineers, Planners, Designers, Contractors
and the Public about environmental issues. The rating tool provides
opportunities for developers to design and construct green, sustainable
buildings that can provide energy savings, water savings, a healthier indoor
environment and sustainable site planning and management.
A)
Assessment Criteria
Buildings are awarded the GBI Malaysia rating (version 1)
based on six key criteria:

Water Efficiency

Innovation
Under the GBI
assessment framework, points will be awarded for achieving and incorporating
environment friendly features over and above current industry practice.
B)
Accreditation Process
The accreditation process involves an assessment at
design stage and the award of a provisional GBI certificate if the criteria
are achieved. Verification and assessment leading to the award of the final
GBI certificate is undertaken one year after the building is completed or
earlier if the building has at least 50% occupancy. Buildings will need to
be re-assessed every three years in order to maintain their GBI rating to
ensure that buildings are well maintained. Buildings are awarded GBI ratings
depending on the scores achieved as follows:

The role of this
facilitator is to support and encourage the design integration required for
GBI rated buildings and streamline the application and certification
process. Upon the submission of application form and payment of the
requisite fee to Greenbuildingindex Sdn. Bhd., GSB will appoint accredited
certifiers to assess the projects. Upon completion of the assessment, the
certifier’s report will be forwarded to the GBI Accreditation Panel (GBIAP)
to register and award the certification.
State-Of-The-Art Services

consultancy. Apart from the basic facilitation scope, we are able to offer
the following State-Of-The-Art services to enhance the green building design
to a higher accuracy, to identify and improve the building energy efficiency
prior to construction.
A)
Computational
Fluid Dynamics (CFD) Simulation and Analysis
Computational
Fluid Dynamics (CFD) is the analysis of systems involving fluid flow, heat
transfer and associated phenomena such as radiation, buoyancy, chemical
reactions, particles distribution and etcetera by means of computer-based
simulation.
In building services,
CFD is widely used for Heating, Ventilating and Air-Conditioning (HVAC)
system and Performance Based Fire Engineering system. Examples for HVAC
system are natural ventilation and large air-conditioning space such as
atrium where the buoyancy effect and long distance air distribution is
difficult to design base on conventional system. Examples for performance
based fire engineering systems are jet fan system and large atrium which
acts as smoke reservoir.

B)
Building
Thermal and Energy Simulation and Analysis
Building energy
simulation and analysis is one of the major contributions and requirements
for green building design for higher rating. The yearly energy consumption
of the green building constitutes the most points for the Green Building
Index (GBI) certification scheme.
Thermal modeling is
conducted to estimate thermal conditions within internal occupied spaces.
The energy simulation and analysis is the initial tool to study on the
investment cost versus the savings from the long term operation cost.

building.


C)
Daylighting
and Artificial Lighting Simulation and Analysis
Daylighting and
Artificial Ligthing simulation and analysis is one of the major requirements
for green building design. Sufficient lighting level at workspace is
important for internal environmental quality and productivity. Harvesting
daylight helps to reduce the energy consumption on lighting, while
daylighting simulation helps to identify the electrical lighting circuiting
design.
In Malaysia,
daylighting factor of 1 - 3% is good enough for building occupants. Direct
sunlight penetration and luminance level above 2,000 lux will cause glare
and discomfort to occupants. Daylighting simulation helps to tackle all
these problems during design stage prior to construction.

D)
Energy Auditing
Energy Auditing is a
very important verification process to ensure the designed and installed
systems can deliver as per the design intent and required performance
especially for air-conditioning system where air-conditioning system
consumes around 60% of the overall energy cost in common buildings. Energy
auditing helps to reduce the energy cost especially in reducing the maximum
demand. Energy auditing is also carried out to identify areas that are
possible in reducing the energy consumption. A good monitoring system
ensures long term savings to the clients.
Figures below show some energy profiles and performance of a chiller system
for Tropicana City Mall that we had carried out for case study.


E)
3-Dimensional Modeling for M&E Services Coordination
3-dimensional modeling
for coordination of M&E services has long been adopted in Oil and Gas
industry to minimize clashes of services that cause wastage of materials and
time, where the transportation of materials from on-shore to off-shore is
very costly.
In building services,
besides minimizing wastage of materials and time, due to the higher demand
for better aesthetic view, for exposed M&E services in non-ceiling area such
as car parking zones, 3-dimensional modeling has gained popularity.
